Booking Conditions and Terms

These booking conditions are part of the rental agreement between Arizona Travel Consulting (hereinafter ATC) and the customer (you). The customer, who is listed in the rental agreement and represents all accompanying parties, is authorized to act on their behalf and is the only responsible person in relation to ATC. Rental agreement is a binding contract and submission of deposits and payments constitutes an acceptance of all terms and conditions outlined. The contract covers the property rented, the number of occupants, the calendar dates reserved and other specified conditions. Any request for changes to your reservation (such as changes in the date, the number of persons or special requests) MUST be made in writing by certified postal mail, fax or e-mail.

1. Booking and Payment Conditions
The contractual relationship between the customer and ATC starts by confirmation of reservation by ATC and the advance payment by the customer. You can make a reservation either by phone or in writing. The rental price is determined by a price list and is binding unless you have a written agreement with ATC on a different price. A 20% reservation deposit is due within 5 days after booking. Failure to make this payment will subject your reservation to immediate cancellation. The date of the payment is a day on which the deposit is received by ATC. The remaining 80% rent balance must be either fully paid in cash at the check-in time (before keys are issued) or pre-paid by wire transfer or by using Pay-Pal. In this case the full payment must be made 10 days prior to the scheduled arrival. As soon as the remaining balance is received by ATC, you will receive confirmation of payment, which you need to present at the handover of keys. In case you do not receive the confirmation of a payment 7 days before departure, immediately contact ATC (by phone or Skype).

2. If you Change or Cancel your Reservation
In case you decide to change or cancel your reservation you will receive a written confirmation of the change or canceling. If you don’t receive our confirmation within 24 hours please contact us immediately (by phone or Skype).
Failure to remit deposit by the required due dates will automatically subject the reservation to cancellation. In case of cancellation the customer agrees to pay a cancellation fee. The amount of this fee depends on how many days are left to your scheduled arrival:
- cancellations made 30 days or more prior to the scheduled arrival date will have no cancellation fee.
- cancellations made within 15 – 30 days of your scheduled arrival date will result in a cancellation fee of 10% of your total rent.
- cancellations made less than 15 days of your scheduled arrival date will result in a cancellation fee of 20% of your total rent.
No shows, late arrivals, early departures or abandoning the property without owner notification are 100% non-refundable and non-compensational. Please note that for long stays (more than 1 month), different (lower) prices, booking conditions and cancellation fees apply. In case ATC for any reason had to cancel your reservation, you will be immediately notified and, if possible, offered alternative accommodation. If you do not accept this alternative or ATC will not be able to offer you alternative accommodation, your already paid money will be, after deduction of any amount for services already done, returned. In any case, the customer is only entitled to a refund of the maximum amount paid for the rental.

3. General Disclosures
The price includes rental of the house and the house property and use of supplementary equipment provided in the house including garage. Included in the price are also all utilities, WiFi Internet connection, and final cleaning. Mobile phone is available for $20 deposit. Please ask for different calling packages available.
The price does not include a $ 300 damage deposit of payable in cash at the check-in time (before keys are issued). Proper I.D. may be required upon arrival to secure the rental transactions. Keys will not be issued without this deposit. Damage deposit is fully refundable in cash, less incidental charges, at the check-out time (after keys are returned). Incidentals may include (but are not limited to) lost or damaged keys, missing items, breakage, excessive cleaning or damage to personal property or surrounding grounds. All incidental charges will be deducted from the damage deposit, at the replacement cost plus any applicable service fees. The rental price does not include on-site required additional services (eg cleaning, food, transport, etc.).
The house has three bedrooms, living room, dining room, kitchen and a covered patio. One of the bedrooms has a private bathroom with shower, toilet and sink. The other two bedrooms share a second bathroom with shower, toilet and sink. Each bedroom is furnished with two full size beds.

4. House Rules and Restrictions
The rules related to the accommodation are an integral part of our rental agreement and there fore it is necessary to follow them strictly. The customer is responsible for ensuring that his everyone in his party abide by all oral or written property rules and regulations.
a) Upon arrival the customer is required to check the status of all rooms and is obligated to return them in the same condition on last day of stay. The customer is liable for all damages caused by him or his companions. Customer agrees to pay in full for any defects or damages incurred during the stay or found at the check-out time caused by other than normal use of the house and equipment. All charges will be deducted from the damage deposit. If the damage charges exceed the deposit amount, the customer agrees to pay off the difference.
b) The customer and his party should take a good care of the property, furniture, equipment and immediately report any damage. At the check-in time, the customer will be shown how to use and care for all the equipment in the house. To ensure the fastest possible repairs guests should notify ATC immediately to report any problems.
c) The customer is responsible for letting everybody in his party know the phone number 911, which applies to all emergency calls (fire department, medical service, police).
d) The number of people must not exceed the number of sleeping places indicated in the Contract. Evidence of extra occupants will result in rental termination and immediate eviction without refund. e) The Customer is responsible for the correct and decent behavior of his/her party. Should the person and his/her party behave in such a manner that is not acceptable by civilized standards, ATC may ask the person and his/her party to vacate the house without compensation. The Customer and his/her party must not create any noise between 10pm and 8am and are expected to be reasonably quiet and peaceful at all other times to prevent disturbing other residents of the neighborhood.
f) The rental property is cleaned prior to guest arrival however The Customer and his/her party are required to keep the property in a clean and tidy condition.
g) ATC assumes no liability for accidents, bodily injury, death, personal property loss or damage, due to negligence, defect, theft, an “act of God”, or the involvement or acts of any person. The front door should be locked at all times night or day. Do not ever leave the garage door open! ATC is not liable for accidents, bodily injury or death resulting from the use of the swimming pool, barbecue, playgrounds, sports grounds or an equipment of any kind. The use of these facilities is solely at the risk of The Customer and his/her party. It is the responsibility of a legal guardian or the customer that children are under supervision at all times.
h) The Customer and his/her party are obligated to comply with following rules and regulations: Smoking or use of an open fire is not allowed inside the premises. In outdoor areas, which are designated for smoking and the use of an open flame the Customer and his/her party are required to comply with all precautions necessary to prevent fire. The Customer and his/her party and/or invited guests cannot use or permit to be brought on, around or in the property any illegal substances, combustible materials, explosives, components used in the production of bio-hazards or explosives, or any articles which can be hazardous to life, limb or property. Given the difference in electricity network in the U.S. and the rest of the world, ATC needs to approve the use of any other electrical equipment brought to the house.
